Each of these notable lakes provides its own unique Adirondack lake life experience. Mirror Lake is the focal point of the town, situated just behind Main Street businesses. Across the street, Lake Placid provides a larger lake feel with more privacy. Additionally, there are other waterways throughout the community to complement these waterfront living opportunities. The Chubb River, Ausable River and Connery Pond also offer Lake Placid waterfront properties.

Lakes – Lake Placid Waterfront Properties

Mirror Lake

As stated above, Mirror Lake is the focal point of Lake Placid with easy access from the community. This lake features a beach that is popular during summer months and is the starting point of the Ironman. Additionally, there is a community park for locals and visitors to enjoy.

If you are looking to boat on this lake, vessels are limited to boats with small electric motors or canoes, kayaks and SUPs (Stand Up Paddleboards).

Fishing is permitted on this lake with opportunities for anglers to catch rainbow trout, lake trout, small mouth bass, yellow perch, brown bullhead, rock bass and pumpkinseeds.

Lake Placid

Lake Placid provides a larger lake feel for the community with 20 miles of shoreline. This lake provides spectacular views of Whiteface Mountain as well as multiple other High Peaks.

Motor boats are permitted on this lake so you will see a variety of crafts from canoes and kayaks to speed and pontoon boats.

You will find superb fishing on Lake Placid with fish species similar to what is found in Mirror Lake with the addition of brown & brook trout. This lake is also larger and deeper than Mirror Lake giving anglers the potential to catch larger Lake Trout.

Echo Lake

If you decide to hike up Cobble Hill off Mount Whitney Road in Lake Placid, you can explore one of the trails that leads to Echo Lake. Cobble Hill offers two trails to the summit. One is short and steeper, and the other is longer but leads to Echo Lake.

Upper & Lower Cascade Lakes

As you head out of Lake Placid towards Keene, you will come across two narrow lakes perfectly framed by cliffs. Convenient parking along the road for these lakes provides ample opportunity for exploration.

These parking areas have some picnic tables, as well as access to the lake, making it a breeze to paddle, fish or swim in each.

If you are looking to paddle, Upper Cascade offers an easier experience than Lower Cascade. Wind speed is generally higher on the lower lake.

These two lakes offer great brown and brook trout fishing with pumkinseeds and sunfish in the shallows. Yellow perch can also be found in the lower lake.

Other Waterways – Lake Placid Waterfront Properties

Chubb River

Just off of Main Street Lake Placid, you will find the Chubb River. This river is a tributary to the Ausable River providing a variety of habitats including wetlands and others throughout the community. If you decide to paddle it, this river passes through two High Peaks and offers wonderful opportunities to enjoy nature with a beautiful view. Additionally, anglers can find nice brook and brown trout fishing.

The Chubb River creates the setting for some very pleasant areas. Visitors and locals alike enjoy this river from a little park on Station Street. There are also some residences lining its banks.

Ausable River

The Ausable River runs on the southern end of Lake Placid, near the Olympic Ski Jumps and flowing down river road. This river provides world-class fly fishing with access points all along River Road and down Route 86. Anglers will find brook, rainbow and brown trout as they are exploring.

Connery Pond

As you head out of Lake Placid down Route 86 toward Wilmington, you will find Connery Pond. This pond provides wonderful opportunities to explore the Adirondacks throughout the year.

Hiking – Enjoy a half-mile trail round trip with Whiteface Mountain views.

Paddling – It can be tricky to carry in depending on weather, but you will find wonderful birding opportunities here. Birders may spot Great Blue Heron, Loons and Ducks.

Fishing – This pond provides some of the best brown trout fishing you will find in the area. Additionally, anglers will find splake, yellow perch, sunfish and pumpkinseeds. This pond also allows ice fishing during the winter.

Real Estate – Lake Placid Waterfront Properties

Similar to many areas of the Adirondacks, properties on lakes are the most sought after. Properties on Lake Placid and Mirror Lake are some of the most sought after for Adirondack real estate buyers. These desirable properties can also come with a hefty price tag for the purchaser. Properties on the shores of Lake Placid can be found well over the million dollar mark, including boat access only properties. Mirror Lake, in the heart of Lake Placid, commonly lists properties over two million.

While searching for properties on Lake Placid, you will see price variation depending on the accessibility and convenience of the property. Properties that have road access as well as close proximity to town will almost always have a higher price point than a boat access only property. Properties that can only be reached by boat are more difficult to access and can be more seasonal. Some homeowners purchase a specialized boat to access their boat access only camps throughout the year, but most will close the camp for the winter.

The price difference can be seen currently with a spectacular home just a short distance from Main Street on Lake Placid. This property is listed for over 11 million while two different boat access properties are listed for over 2 million. Convenience is key for properties on Lake Placid.

Due to the limited availability and close proximity to town, Mirror Lake properties are more consistent in pricing but can vary a little based on condition and water frontage and vary greatly in age and condition. Within the past 5 years, the last empty lot on Mirror Lake was sold and built on. The finished property on this lot sold for over 3 million dollars.

Home purchasers looking on Mirror Lake will discover that properties are not available very often and are usually quick to sell. For pricing, properties on Mirror Lake truly come down to condition and attention to detail. Adirondack Premier Properties has listed and sold the three highest priced properties on Mirror Lake over the past 5 years with sold prices in the 3 to 7 million dollar range.

Rivers around Lake Placid provide a cheaper waterfront alternative to these multi-million dollar lake properties, but can still fetch a higher price than you may find in others areas of the Adirondacks. Lake Placid is a four-season community making it ideal for locals and visitors to experience everything the Adirondacks has to offer. This year round desirability makes the demand for homes unmatched, and is reflected in the prices of homes.

If you are in search of a property with river frontage, there are two main options in Lake Placid, the Ausable River and the Chubb River. The Ausable River can be found on the southern end of Lake Placid where it flows past the Olympic Ski Jumps down River Road and all the way to Wilmington, NY. The Chubb River can also be found on the southern end of Lake Placid where it runs from Averyville Road out to the Ausable River near River Road.
