Wilmington region waterfront properties can be found along multiple waterways, including the Ausable River that flows through the center of Wilmington. Additionally, there are several lakes and ponds located on the outskirts of town. The variety of waterfront in the region offers plenty of options to visitors and residents alike. Water enthusiasts will enjoy exploring plentiful and varied waterways, and house hunters will find diverse properties available in distinctive water locations. Notable waterways include the Ausable River, Silver Lake, Union Falls Pond, Taylor Pond, Fern Lake and Lake Eaton.

Wilmington Region Waterfront Properties – Area Waterways

Ausable River

The West Branch of the Ausable River runs through the center of town in Wilmington, NY. This branch of the Ausable is most known for its fly fishing. Crystal clear waters and boulders for the fish to hide make it an ideal fishing location. As they cast their lines, anglers find brook, brown and rainbow trout. Additionally, locals and visitors can enjoy many trails near the river as well as a few areas to hop in for a quick swim during the summer months.

Silver Lake

Heading north out of Wilmington on Bonnieview Road, turn onto Silver Lake road to pass Taylor Pond and continue on to Silver Lake. This 802 square acre lake has a variety of fish including northern pike, small mouth bass, yellow perch and bullhead. This private lake can be accessed by property owners and their guests. It can be viewed from above by hiking the Silver Lake Mountain trail or Silver Lake Bog trails.

Union Falls Pond

As you continue down Silver Lake Road, you will discover Union Falls Pond. This waterway provides wonderful paddling and fishing opportunities with some primitive campsites along the pond. While out paddling, Whiteface Mountain views will leave you filled with wonder. Anglers will find walleye, northern pike, yellow perch, pumpkin seed, small mouth bass, bullhead and large mouth bass.

Taylor Pond

Before reaching Silver Lake as you drive from Wilmington, you will pass 4 mile long Taylor Pond in the town of Black Brook. This pond offers public boat access from the beach at the campground. Managed by the NYSDEC, there is a day use fee to launch your boat. This waterway is a wonderful fishing pond where anglers find lake trout, landlocked salmon, brown bullhead, pumpkin seed, and yellow perch. Additionally, there is a flat hiking trail around Taylor Pond that can be used year round.

Fern Lake

Fern Lake is another waterway in Black Brook. This lake offers spectacular views of Whiteface Mountain as well as other small mountains in the region. It is a hidden gem to many locals, a smaller lake measuring one mile long and two miles wide. Similar to many waterways in this region, anglers will find bullhead, pike, bass, perch and walleye. Unfortunately, there is no direct public access to this lake as most of the shoreline is privately owned.

Lake Eaton

Lake Eaton can be found in the town of Jay in Ausable Acres. This lake and recreational area is maintained by the Ausable Acres HOA. This small lake is a common area for Ausable Acres residents to spend time together.

Wilmington Region Waterfront Properties – Real Estate

If you are looking to purchase a waterfront property in the Wilmington region, almost all of the waterways above will provide you with countless memories and unbeatable views. The Ausable River, Silver Lake, Union Falls Pond, and Fern Lake all have private home ownership along the shoreline. Lake Eaton is a shared space for the Ausable Acres development. While there isn’t direct access from your private property, you can enjoy sunny days relaxing or fishing on or by the water in this shared space.

The Ausable River provides the best opportunity for home buyers in this region to purchase a waterfront property. It is almost 94 miles long, running from near Lake Placid to Lake Champlain. There are multiple communities in the Wilmington region that have access to this river including Wilmington, Jay, Ausable Forks and Keeseville. While this may not be the lake living experience that many buyers seek, it does provide spectacular fishing, scenic views and paddling opportunities for homeowners.
