Digital Media – Real Estate Marketing

In today’s market, most buyers start their searches online. Recognizing this trend, the majority of our focus on real estate marketing begins digitally. Buyers can enjoy the search from the comfort of their own home. A relaxed online search avoids the feeling of pressure to move quickly to purchase a home. Searching online also helps buyers become more informed about current real estate activity throughout multiple regions.

We begin our real estate marketing with our own personal website. Our web presence has recently been updated to a more modern style and now includes listings throughout the region. Bringing in regional listings was a major focal point in our update as we aim to provide potential buyers a one-stop website that enables them to view all regional properties currently available on the market.

Additionally, when sellers list a property with us, it is added to our MLS (Multiple Listing Service), a shared listing site for registered agents. Finally, listings are also added into the online Wall Street Journal Real Estate section, Juwai (China’s International Property Portal), Zillow, and Homes and Land, as well as multiple other websites through our connection with Berkshire Hathaway HomeServices.

While exposure on our and multiple other websites give our clients a great starting point, we also emphasize a strong social media presence across several networks to further increase reach. We are currently using Facebook, X (Twitter), Instagram and Youtube. These social media networks provide additional opportunities for properties to receive extra attention through shares from other social media users and groups.

Recently, we had Zillow Gone Wild share one of our properties which resulted in an additional 28,000 views on Instagram and close to 1,000 shares on Facebook. This substantial attention on one property also gives our other listed properties additional exposure. Our business name is attached to the post which helps drive potential buyers to our listings and our ADKPP website. Our goal for social media is to create a consistent presence for our properties, through shareable posts and videos that grab the attention of potential buyers.

Print Media – Real Estate Marketing

While a majority of our real estate marketing focus is on digital media, we also continue to maintain some focus on print media. This keeps our listings visible to all potential audiences and demographics. Currently, buyers are able to see our listings in six magazines, our office booklet, fold brochures and the local newspaper. The magazines that we currently advertise in include: Adirondack Life, Adirondack Living, LocalAdk, Homes And Land, Prestige Magazine and Unique Homes.

A regional magazine that covers the Adirondack Park. It explores the region’s people, wildlife, history and public issues. This magazine is subscription based and also sold on shelves for purchase.

This is the original real estate guide that targets the High Peaks Region of the Adirondack Park. Published 10 months of the year, this real estate focused magazine showcases our ADKPP listing right inside the cover on the right facing page.

New this year, we are advertising in LOCALadk. This magazine focuses on content created by local Adirondack authors and photographers. With a focus on exploring everything Adirondack, from outdoor activities to events, this magazine provides the opportunity to reach buyers who may want to move here.

This is a national company that provides local communities the opportunity to reach buyers from near and far. Their digest sized magazine is distributed locally and a national presence is reached online. Like Adirondack Living, our ad can be found as you open the magazine.

This coffee-table quality BHHS publication showcases luxury and resort properties throughout the world. With a minimum distribution of 20,000 copies, this publication is also mailed to affluent U.S. consumers including individuals with a net worth of $25 million and higher. This publication give our luxury properties a leg up.

Unique Homes

Another premier global resource for the luxury real estate community is Unique Homes. This publication provides information on shopping for houses as well as photographs of some of the most extravagant homes ever built.

Office Booklet

Our office produces our own high end booklet to showcase high end listings as well as our vacation rentals. Produced multiple times a year to keep the listings fresh and new, it can be found on Main Street Lake Placid where hundreds of tourists are able to view listings.

Local Newspapers

Adirondack Daily Enterprise is the only daily newspaper in the Adirondack Park, and Lake Placid News is the weekly newspaper that serves the Olympic region. Our office advertises in both during major events to put our listings in the hands of potential buyers who will be in the area.

Fold Brochures

Another wonderful opportunity for our luxury properties are our high-end full color fold brochures. These brochures provide information and additional photos for properties, and can be easily carried. Additionally, they have a QR code to bring buyers to the listing on our website to access additional photos and information beyond what is in the brochure.
