  • 1 property sold from $400,000 – $449,999
  • 2 properties sold from $500,000 – $749,999

Days on the market numbers above are consistent with what is typically seen in the Lake Placid. Many lower priced properties like land or fractional ownership listings and $750,000- $999,999 range properties stay on the market longer than other price points.

Fractional ownership provides a variety of available properties and weeks of use, possibly leading them to sit on the market longer because buyers have the opportunity to find one that fits their interests best. Currently, there are 51 listings around Lake Placid that fall under fractional ownership with the highest priced unit being $95,000. Of the 51 listings 24 of them are units at the Whiteface Lodge. Our three listings at the Whiteface Lodge have been on the market for over 200 days due to the competition.

As for properties in the $750,000 – $999,999 range, they fall in the sweet spot between two levels of buyers, leading to the properties lasting longer on the market. Properties that are slightly more affordable reach into the local residential market, especially those around the $500,000 range. Second home buyers are normally closer to the million dollar range with higher end finishes, bigger views and lake access.

Year Over Year Changes – September 2025 vs. September 2026

While a current report can provide good insight on what is currently happening in the Lake Placid market, looking back on previous years can provide even more insight on current market direction. In reviewing the past few years during the same period, some interesting similarities and significant changes emerge.

Number of Sales – The number of sales in the month of September in Lake Placid has stayed consistent with 2024 having 9 closings, 2025 having 13 and 2026 having 7 closings, leading to a 44% increase from 2024 to 2025 and a 46% decrease from 2025 to 2026.

Median Sale Price – The median sale price shows one of the more drastic changes year over year with 2024’s median sale price at $230,000. Then, 2025 had a 213% change with the median landing at $720,000 (2025). In 2026, the median sale price showed a 18.2% decrease to $589,000.

While these numbers may seem like drastic changes year over year, the median is the middle number between the highest sale and lowest sale, with two sales under $500,000 and five sales above it, this number ends up higher. Comparing it to 2024, with five sales under $250,000 and four above, and 2025, with ten sales over $500,000 and three under, these numbers can skew greatly versus the average sale price.

Average Sale Price – Average sale price during September 2024 was $631,455. Like the median sale price, 2025 followed the skew in the average sale price increasing 124.9% to $1,420,423. In 2026, sales stayed consistent with only a 10.8% decrease to $1,265,821

This average sale price provides better insight on the current market during this month. While it can be slightly skewed based on what sold, it should provide better insight on the price points that sell during the month.

Days On Market – Similar to number of sales, days on the market has generally remained consistent since 2024. Days on the market landed at 79 in 2024, 78 in 2025 and 46 in 2026. The decreasing days on the market trend versus last month is partially a product of the season. With most closings taking 30-60 days, the 40-80 days on the market provides insight on timing. Many of the properties were listed right before the height of the summer market, providing maximum exposure and leading to fewer days on the market as well as a September closing.

Waterfront Sales – Waterfront sales year over year have stayed steady with Whiteface Lodge units being some of the more popular closings. In 2024, there were six sales with three of the property at the Whiteface Lodge, one on Mirror Lake, one on Lake Placid and one with access to the Chubb River. Waterfront sales in 2025 matched 2024 with six properties with two of the property at the Whiteface Lodge, one on Mirror Lake, one on Lake Placid and one on the Ausable River. This year is slightly behind with only two sales, one directly on waterfront and the other within the Whiteface Club property with access to Lake Placid through the HOA.

Luxury Sales – Luxury sales above $500,000 year over year have also been consistent. Fourteen properties sold in 2024 where 7 of the listings were $1,000,000+ and the highest sale being $2,700,000. In 2025, there were ten sales above $500,000 with six over the $1,000,00+ price point and the highest sale being $4,250,000. Finally in 2026, there were seven sales with five listings selling in the $1,000,000+ price range with the highest sale being $4,400,000.

Active Inventory – The active inventory in September has been one of the most notable changes over past years. In 2024, there were 56 active listings on the market. August 2025 showed a 29% increase with 72 active listings during the month. Active listings increased again in 2026 with a 75% increase to 126 active listings.

This trend shows a transition into more of a buyers market providing more options for real estate. Also, it’s important to consider the discussion above on fractionals with over 50 active listings or 40% of the current Lake Placid market. These listings can vary year to year from only a few on the market one year to a potentially large variety the next.

Pending Sales – Like most year over year results, pending sales have stayed consistent with only minor variance. In 2024, there were ten pending sales, 2025 had a slight decrease to eight pending sales and this year there were seven pending sales.

Final Thoughts and Next Steps

One of the most interesting things about the Lake Placid NY real estate market is year to year consistency, whether it be a seller’s or buyer’s market. With four distinct seasons of weather, events and activities, there continues to be a constant interest in our region. While monthly year over years can change slightly, the seasons are generally consistent with small variances. For example, one month’s sales might flip flop with another.
