For potential homeowners interested in Lake Champlain Region properties, a variety of waterfront opportunities are available to buy. Most known for larger lake living due to its proximity to Lake Champlain, this area offers many other waterfront living opportunities including Lincoln Pond, Auger Lake and Chazy Lake.

Whether you are visiting the Adirondacks or exploring as a resident, there are many Lake Champlain region properties available to discover as you search for the perfect place to buy or rent. For buyers interested in smaller waterways, three rivers run through the region and empty into Lake Champlain. These rivers include the Ausable River, Saranac River and Bouquet River, and provide ample opportunity for potential buyers to seek more affordable waterfront properties.

Lake Champlain Region Properties – Lakes and Ponds

Lake Champlain

The largest lake in the region, Lake Champlain covers the Adirondack coast as well as much of Vermont. With spectacular history, wonderful views, world class fishing and birding, this lake has a little something for everyone.

Historical points of interest abound, dating back to Native Americans (Abernaki and Mohawk) and continuing forward to the early U.S. wars. Locals and visitors can visit multiple sites throughout the region such as Fort Ticonderoga.

This lake is also has a diverse wildlife population including 318 species of birds and 90 species of fish. With so many species to spot, it is common to see people out with binoculars and fishing poles. A professional bass fishing competition is an annual highlight for anglers, who always keep a look out for Champy!

Lincoln Pond

Lincoln Pond is located in Essex County New York just outside of Elizabethtown. This pond provides public access to campsites as well as private property access around 8.9 miles of shoreline.

Campers can choose between primitive, island or “developed” camping sites depending on availability. There are 35 developed sites with access to hot showers, picnic area, watercraft rental area, and beach. Where camping supplies and trash are concerned, primitive sites require campers to leave no trace and pack it in, pack it out .

Anglers can enjoy a wide variety of fish species including largemouth bass, smallmouth bass, tiger muskellunge, northern pike, black crappie, pumpkinseed and yellow perch. This pond also permits ice fishing.

Augur Lake

Located in Keeseville, NY, Augur Lake is a 377 square acre lake that provides opportunities for homeowners on the lake as well as visitors to enjoy the waterway.

Much smaller than the larger lakes where some homebuyers seek out Lake Champlain region properties, this delightful water gem has plenty to offer. A public fishing access gives access to visitors and homeowners alike. Fish species are diverse at Auger Lake and include black crappie, brown bullhead, northern pike, smallmouth bass, walleye and yellow perch.

Chazy Lake

Chazy Lake is located just outside of Dannemora, NY in Clinton County. With 11 miles of shoreline, Chazy Lake offers a variety of Lake Champlain region properties with approximately 1,800 acres of waterway to explore. Similar to the other waterways in the region, Chazy Lake has both public and private access.

Chazy Lake is a very popular vacation and day trip destination, and residential and second home area. With spectacular views as well as a diverse and plentiful fishery, it is a sought after water location.

Anglers should be on the lookout for lake trout, landlocked salmon, rainbow trout, smallmouth bass, northern pike, brown bullhead, yellow perch, rainbow smelt and pumpkinseeds.

Lake Champlain Region Properties – Rivers

Ausable River

The Ausable River is a 94 mile river that runs through the heart of the Adirondacks and empties into Lake Champlain. This river is most known for its fishing opportunities as well as several scenic gorges that can be found along the way. Many Adirondack communities are built around sections of this river including Lake Placid, Wilmington, Ausable Forks and Peru, near the Lake Champlain outlet.

The Ausable River provides some of the best trout fishing that Lake Champlain region properties have to offer.

Saranac River

Saranac River is an 81 mile river that also runs through the Adirondacks. Its path meanders just north of the Ausable River, and it empties into Lake Champlain in Plattsburgh, NY.

This river run from Upper Saranac Lake through the lakes of Saranac Lake and out to Franklin Falls, continuing through multiple towns as it makes its way to Plattsburgh. Many communities can be found surrounding this river providing wonderful opportunities to explore and fish throughout the region.

Bouquet River

The Bouquet River is a small river that flows from the Adirondack Mountains releasing into Lake Champlain near Willsboro, NY. This river is 40 miles long and is the steepest river in New York State. This river is known for its wonderful salmon fishing near Willsboro. There are areas along the river where anglers are prohibited, so be sure to check the area you plan on fishing.

Waterfront real estate in the Lake Champlain region can vary greatly due to characteristics of waterfront, style of home and location. Generally, the homes on the larger waterways will have a higher price point versus those on rivers and smaller waterways. Homes on Lake Champlain can be well over a million dollars due to access to this popular and expansive lake. If the property is across the street from or has deeded access to the lake, a lower price point is likely since it does not have the same direct access as being on the lakefront.

The property’s condition and acreage should also be considered when searching for the perfect waterfront property. Newly built homes with some acreage will always fetch a higher price, while a dated home typically lands slightly lower. Dated homes can provide great opportunities for home buyers looking to find a home that they can put their own touches on while saving a little money upfront.

If you begin your search with these dated homes, do not be surprised if some are above the price of a newer home. In addition to age, the acreage and waterfront will also come into play when determining home price points. A newly built home with an acre of land and 200 feet of waterfront could be priced the same or less than a more dated home with more acreage and similar waterfront.

As stated above, large lakes will generally have a higher price point. Surprisingly though, some properties can be on the same waterfront but vary greatly on price depending on the specific location. A common saying in real estate is location, location, location, and this holds true with Lake Champlain region properties in more desirable locations.

Properties in Plattsburgh, Essex and Willsboro areas can list for well over a million dollars with properties in nearby smaller communities along the lake listing just under the $1M mark. Convenience and close by amenities can often be the determining factor on these price differences.
